This building holds the unusual distinction of having been designed as a cold formed steel, multi-family building first, at the request of the client, convinced they would realize savings from this construction type, before being redesigned as a post tensioned concrete structure. Before the project was put on hold, there was discussion of redesigning it as a hybrid mass timber structure with a concrete core.
Designed as micro units targeting young professionals and recent graduates from the surrounding colleges and universities in the area, it consists of primarily loft like efficiencies with one and two bedroom corner units.
The project realizes remarkable efficiencies through the combination of a 40% window to wall ratio combined with through wall, heat pumps designed into the facade. Aside from being beautiful, a mass timber structure would significantly reduce the embodied carbon of the building overall.
