450 units plus amenities, parking, co-working and restaurant on ground floor, 500,000 sf, 40 story, all electric, multi-family towers.
We were hired to do Building C in the continuation of a master plan done previously by others. However, one of the biggest challenges was resolving the site planning to identify where the front entries should be located as well as to resolve the remainder of the access points in such a way as to prevent pedestrian/vehicle conflicts while at the same time providing adequate future sites to efficiently accommodate the number of units previously approved by City Planning for the overall PD site. At some point, the client decided to combine entries for buildings C and B and asked us to design both of them together as one project. When that didn’t price out effectively, we were asked to separate the buildings, focus on building C again, but to do enough conceptual planning for all three remaining buildings to show how each could be laid out and accessed separately moving forward.
The first scheme above and below was the combined B, C scheme. The eventual chosen solution for the site plan and a separate building C follows below.
In addition to the above, the client was intent upon implementing a corporate directive to achieve a sustainability goal of an all electric heating and cooling plant. The chart below summarizes the measures researched and/or implemented and the impact they had on projected energy consumption and resultant carbon emissions for the project.
